Dumpster Rental for Listing Prep and Move-Outs
For agents, sellers and the family clearing a house before it goes on the market. One number your clients can call, and a container that sits on the driveway for ten days at one rate.
We run out of Lemont, our own trucks, and the people who answer the phone are the people who dispatch them.
The short answer
A pre-listing cleanout is a volume job. Furniture, boxes, carpet and the contents of a garage fill a container long before they reach its weight limit, so judge by how much floor the pile would cover. A single room or a garage is usually the 12 yard, a whole house with furniture the 16 or 20. The container arrives on our own truck, sits on the driveway, and goes when you call, so the listing photos are taken with a clear drive.

Timing it around photos and showings
Tell us the photo date when you book and we will schedule the pickup ahead of it. The rental runs a week with a three day grace period on top, ten days at the same rate, so a cleanout that starts on a Saturday and finishes the following weekend is still one rental. Same day delivery is possible when the route allows; the honest answer comes on the phone.
Where it sits
On the driveway, where our driver sets it down carefully. If you want boards under it, leave them out where the container goes and the driver will use them. Street or parkway placement is the village's call in the suburbs, and inside Chicago the container permit is ours to hold. Say where you want it when you call and we will tell you what we normally run into there.
For agents: one number to give your clients
Sellers ask their agent who to call. Give them ours. Whoever calls reaches the people who dispatch the trucks, gets a price on that call, and books a date. If the house is an estate, the page for executors and families covers the whole-house version of this job: estate cleanout dumpsters.
Container sizes and what each one carries
| Size | Dimensions | Weight limit | What it is for |
|---|---|---|---|
| 6 yard | 12' x 5' x 3' | filled level full | The only container rated for concrete, brick or dirt. Fits one driveway lane. |
| 10 yard | 12' x 7' x 3.5' | 2 tons | Single-room remodels, garage clean outs, small tear-offs. Same driveway footprint as the 12 yard with a lower wall. |
| 12 yard | 12' x 7' x 4' | 3 tons | Bathroom remodels, garage and basement cleanouts, deck tear-offs. |
| 16 yard | 14' x 7' x 5' | 4 tons | Large household cleanouts with bulky furniture, bigger remodels. |
| 20 yard | 18' x 8' x 4.5' | 4 tons | New construction, full-home cleanouts, larger commercial jobs. |
| 30 yard | 18' x 8' x 6.5' | 5 tons | New builds and commercial jobs with high-volume, lighter debris. |

Dumpster Rental for Listing Prep and Move-Outs: common questions
What size dumpster do I need to clear a house before listing it?
A single room or a garage is usually the 12 yard. A whole house with furniture is usually the 16 or 20 yard. Cleanouts fill on volume rather than weight, so size it by the pile, and call if you are between two sizes.
Can the dumpster be gone before the listing photos?
Yes. Tell us the photo date when you book and we schedule the pickup ahead of it. The rental is a week plus a three day grace period, so there is room to finish without rushing.
Can furniture, mattresses and appliances go in?
Yes. Furniture, appliances and electronics are accepted. Mattresses are accepted for $25 each. Hazardous, flammable or liquid material, tires and household food waste are not.
Do you work with real estate agents?
Yes. Agents give their sellers our number, the seller calls, and the person who answers is the person who dispatches the truck. There is no account to set up and no broker in between.
How much does a dumpster cost for a move-out cleanout?
We quote every job on the phone, because the price depends on the size, the town and what you are throwing away. How the price is built: one flat rate however long you keep it, a week plus a three day grace period, ten days maximum, and the same rate whether you fill it the first afternoon or keep it the full ten days. Weight is included up to the container's limit, 3 tons in the 12 yard, 4 tons in the 16 and 20, 5 tons in the 30. The 6 yard is rated to be filled level full, which is what makes it the container for concrete, brick and dirt. Mattresses are $25 each. Tell us the town, what is going in it, roughly how big the job is and the date you need it, and we will price it on that call.
